Today it has become fashionable and profitable to buy homes abroad. In Greece, the procedure for buying real estate is quite simple. First you need to select a property, then both parties (seller and buyer) must sign a preliminary agreement about their intentions.

Such a preliminary agreement is usually a private agreement but it can take the form of a Notarial deed depending on the needs of the deal each time. As for the contents of the preliminary agreement, it should contain data of both parties, the amount prepaid, a short description of the property (size, surface plot, location) and date of signature agreed for the final contract. Usually the amount of the prepayment ranges from 10% to 30% of the value of the object.

Then, the legal review of the titles of ownership is conducted by the lawyer of the buyer (by conducting a due diligence of the object) on the basis of all documentation that the seller will have render to the lawyer for such purpose. Also a Notary is appointed by the buyer. This whole process usually takes 10-60 days.

Once all the documents are checked by the buyer’s lawyer and the buyer pays the transaction tax (on the basis of a declaration prepared by the Notary), the two parties in the presence of their lawyers and the Notary sign the contract of sale. The buyer must pay the full amount of the price during the signature of the agreement. After the signature and registration at the House of mortgages and deeds of the contract, the buyer becomes full owner of the property.

If you are interested in a mortgage loan, you need to know that commercial banks in Greece can give a 30-year mortgage loan with an interest rate of approximately 3,5 % under certain conditions.

  • Attestation and proof of annual income in the country of residence
  • All proof of financial and patrimonial status in the country of residence (proof of ownership titles of immovable properties, proof of assets ….)
